The Treasury's Making Home Affordable Plan is designed to help more than 9 million homeowners refinance or modify their current mortgage loan to a payment that is more affordable now and into the future. There are basically two parts to the Making Home Affordable Plan. One of the initiatives in this program is aimed at helping responsible homeowners "refinance" their loans to take advantage of historically low interest rates. The other part of this initiative is aimed at helping struggling homeowners "modify" their loans to avoid foreclosure.
REFINANCING INITIATIVE - You might be eligible if:
• You own and currently occupy a one-to-four unit home.
• Your mortgage is owned or controlled by Fannie Mae or Freddie Mac (I will help
you determine if yours is, but many are).
• You are current on your mortgage payments.
• The amount you owe on your mortgage is about the same, slightly less or slightly
more than the current value of your home.
• You have income to support the new mortgage payment.
MODIFICATION INITIATIVE - You might be eligible if:
• Own and currently occupy a one-to-four unit home
• Have an unpaid balance less than $729,750.
• Have a loan that was originated before January 2009.
• Have a mortgage payment (including taxes, insurance and home owners dues) that
is more than 31% of your gross (pre-taxed) income.
There is help out there. If you are struggling to make your house payments, know you are not alone. Many families are struggling to keep their heads above water in these unprecedented times.
7 out of 10 families that have their home foreclosed on don't seek help. Not because they don't want it but because they are embarrassed or they don't know what to do. PLEASE, if you, any of your family members or friends are in need of assistance, have them call me today. I will do whatever I can to help.
And lastly, don't forget, the new homebuyer tax incentive is available to first time buyers who purchase their primary residence before December 1, 2009.
